Why Are House Prices Declining in 2025

Houses Are Still Selling

The latest data shows an interesting picture for the property market. Sales agreed in July were the highest for the month since 2020, 8% up on July 2024, according to Rightmove (The Times). But while volumes are on the rise, average asking prices dropped 1.3% to £368,740.

Rightmove’s property expert, Colleen Babcock, suggests sellers are competing harder on price. And with good reason: the average time to find a buyer is now 62 days. Homes priced correctly sell in an average of 32 days, while those needing a reduction can linger on the market for 99 days (City AM).

What does this mean for independent estate agents?

More sales, tougher competition: Buyers are out there, but they’re price sensitive. Vendors are increasingly influenced by which agents look active, authoritative, and able to get results.

Speed matters: Properties marketed well from day one sell faster. Sellers will favour agents who can show a strong digital presence and effective promotion. Perception is everything: With asking prices sliding, vendors need reassurance. A visible, confident brand gives agents the edge when winning instructions.

A Marketing Company Perspective

The market is moving but not forgiving. In this environment, marketing is more important than ever. Independents who stay visible online, run targeted PPC and SEO campaigns, and showcase success stories will be the ones securing the instructions.
When the competition is cutting fees or racing to the bottom on pricing, smart marketing ensures you’re the agent vendors trust to get the job done.
